The factors that need to be considered when purchasing a foreign property will depend on the motives for purchase. For example if you are buying a property solely for financial gain you may not give much attention to factors such as the climate or social aspects. You are much more likely to be interested in the capital growth and yield that is likely to be received from the property. Conversely, those searching for a retirement or holiday home are going to want to know about differing factors than the investor. For instance, an elderly retiring couple will more than likely consider the climate, the demographic of the people that live in the area and their lifestyle. Among the many considerations that should be kept in mind when purchasing a foreign property I will highlight several of them here: Investment potential - It can be a very painful mistake to invest in a property only to discover a serious downturn in the market in the area. Identifying the potential for the property to increase in value in short and long term is important. Language - There are several destinations around the world that are showing a huge potential for property investment, but the language that is spoken in the area is a point that many people do not consider. Unless you have someone who will be acting on your behalf and can speak the language if you are looking to invest, it may be very difficult to converse with the locals. Climate - If you have spent the winter in a cold city such as London you will know how important this can be. For this reason many people choose to live in countries of warmer climates such as Italy, Greece, and Spain. Socio-political issues - The attitude towards foreigners, crime rate, and economic prosperity should be considered. Is the location prosperous or is it on a downward trend? If you are moving but still need to find work when you arrive at your new property, you must consider how marketable your job skills are in the area. Other factors such as schools (if you have children), healthcare, taxation, general cost of living, and environmental pollution should also be given due thought before deciding on any particular location.
