Home Buyers Should Approach with Caution

Most people buying their first home take a huge leap of faith. They often have little information about the home buying process and put a great deal of faith in their real estate agent. Sometimes that works great, and sometimes the real estate agent is just as inexperienced as the home buyers.

Buying a home is certainly one of the smartest investments youll ever make in your life. When you purchase a home, you begin to accumulate wealth its the first step in a sound financial footing. But with such an important investment, you have to understand whats involved throughout the sales process, and how to best protect your future investment.

First, you need to really understand the real estate market in your area. What is the average price for a 3 bedroom, 2 bath home (an average starter home)? How does the price vary within different communities and neighborhoods? How are the school systems rated in your ideal community? Whats the forecasted economic development for the community? All these questions are important to answer before you even begin looking at homes.

Next, find a real estate agent you can work with. Dont start working with the first real estate agent you meet. You want an agent that understands your needs and represents them, and is also familiar with the neighborhood you want to buy in. Consider the real estate agent an employee you want to interview them before you commit to working with them. Some questions you can ask are: how long have you been working in real estate? Are you working full-time or part-time as a real estate agent? Can the agent give you references of recent success stories? A good reference means a satisfied buyer; someone who was in the same situation you are now.

Get financial approval. Take some time to work with a mortgage loan officer. You want to find out your current credit status, what kind of loan programs are available for you, and you want to see samples of how much mortgage payments will be with each program. You can get pre-approval or pre-qualification for a loan. All this information makes the buying process easier and faster. You wont have to worry about finding a home you love, then finding out you cant afford it.

When you find the right house, dont rush the process. Dont get emotionally attached to any home. Theres always another property that works just as well. If this is a good property, make an offer through your agent. Take the time to get the home inspected. Make sure any problems are addressed or repaired, or have the seller pay for the expense of the improvement.

Get everything in writing and review all contracts carefully. Dont assume anything during the buying process and dont take a guarantee on good faith. If you have an agreement with the seller, you should always get it in writing.

Buying your first home is an important step one you shouldnt rush into. Take the time to do some homework first, and you will walk away a happy buyer with a new home.
